ONTARIO, CANADA – For nearly a decade, Pete Karreman, owner of Omni Basement Systems, has focused on basement waterproofing in Oakville, ON, and the surrounding areas. It’s all about letting the customer know who you are and what benefits they will receive when doing business with you. 

“This is an exercise in marketing,” Karreman said. “This is about getting your name out there.”

The house has been on the market since November 12. It’s located on a half-acre of property and features a pool, hot tub, theatre room and panoramic views. It’s on the market for $419,900 and the buyer will have a choice between the free beer or $1,000 worth of free wine.

Let’s face it, mold is everywhere.  Bathrooms, kitchens, basements and crawlspaces--anywhere where there is a heavy concentration of heat and moisture--can become a breeding ground for airborne mold and mildew spores.  Even newly constructed homes are not immune to the threat of mold.  Some studies suggest that as many as 30% of newly built houses will have mold.  Settling into many common building materials such as plywood, drywall, and carpeting, mold spores will begin their growth within 24 hours to 10 days (given ideal growing conditions). 




Once firmly entrenched in the warm nooks and crannies of a house mold can, at high levels, begin to affect indoor air quality  and over time become a serious health risk to homeowners.  Health issues and conditions associated with the continuous inhalation of mold and mildew spores can range from the benignly irritating to the seriously hazardous; causing allergic reactions, asthma, eye, nose and throat irritation, and chronic respiratory problems like infection and bronchitis.  A joint study by the EPA and Berkeley National Laboratory fond that: “Of the 21.8 million people reported to have asthma in the U.S., approximately 4.6 million cases are estimated to be attributable to dampness and mold exposure in the home.”

It's been a tough winter so far for all the East Coast. In NC, after a particularly dry fall season in 2010, we are seeing a lot of precipitation in these first months of 2011.

Lots of precipitation bring about another set of worries for the area homeowners, most of them having to do with water intrusion. The ground gets over saturated with water, and the resulting hydrostatic pressure pushes the water against foundation walls, causing leaks to spring in unprotected basements, and in some cases even basement floods.

In homes with finished basements, even a small leak can mean huge problems, due to mold concerns. And basement floods, well, they are not fun for anyone. Even if you only use the basement for storage, the hassle caused by a flooded basement is no laughing matter. There is the damaged property and the expensive and labor intensive cleanups.

To make matters worse, typical homeowners insurance might not cover the costs, and even flood insurance has some coverage limitations when it comes to basement floods.

The good news is that you can actually flood-proof your basement. With a few simple steps,  the right foundation drainage  and a good sump pump system, you can reduce the odds of a basement flood to statistical insignificance. Here's the steps to have a flood free basement:

  1. Clean your gutters or install them if you don't have any.
  2. Extend the downspouts so that they discharge as far away from the foundation as possible.
  3. Make sure the terrain around the house is properly graded. It should slope away from your basement walls.
  4. Install an interior basement drainage system, even if you have a working French drain outside.
  5. Get a good sump pump system, preferably with a battery operated backup sump pump, to keep your basement dry during power outages.

Radon Awareness Needed Year Round in Virginia : Basement Files

 January, is Radon Awareness Month but, as it comes to an end, it is very important to remember that the dangers of radon gas exposure still linger, as many homeowners are yet to have their homes tested. 

Radon is a naturally occurring gas, produced by the chemical break down of radioactive materials present in the soil. While virtually harmless outdoors, radon can reach higher and hazardous concentrations inside homes, where it emanates from the soil and infiltrates a home through its foundation. 

High concentrations of Radon are linked to lung cancer and are the second leading cause of lung cancer deaths in the world, second only to tobacco smoking.  According to the World Health Organization, radon causes 15 percent of the world's lung cancer cases and kills 20,000 people each year.

Radon emissions are common all across the US, since uranium is present is most types of soil. Every home owner should have the home tested, but this is even more important in regions like Western and Central VA, where, according to the EPA radon concentrations in homes can reach above 4 pCi/L - the level in which a Radon Mitigation System becomes necessary. 

Radon and Real Estate

Radon problems are so serious they should not be disregarded in Real Estate transactions. By law, sellers in Virginia must disclose radon problems in a home if they have knowledge of it, and the EPA urges buyers to obtain a radon testing report prior to closing a deal.

Also, according to the  Virginia Residential Property Disclosure Act (“VRPDA”), Real Estate Agents in Virginia must inform buyers and sellers about disclosure obligation and rights, and they can be held liable for failure to do so,  after the property is sold.
